Design-Build Commercial Sales Representative
Position Summary: The Design-Build Commercial Sales Representative is responsible for generating, developing, and maintaining commercial construction opportunities using the design-build delivery method. This role blends proactive prospecting with long-term relationship management to win negotiated and repeat work while collaborating closely with internal design, preconstruction, and operations teams.
The ideal candidate is a proactive, relationship-driven salesperson who understands commercial construction, is motivated by performance and results, and excels at guiding clients through the design-build process.
Duties and Responsibilties:
1. Business Development, Prospecting & Relationship Management
- Actively prospect and pursue new design-build commercial construction opportunities
- Build and maintain long-term relationships with owners, developers, architects, brokers, and key decision-makers/partners
- Identify opportunities through existing relationships, referrals, and broader market presence
- Represent the company at industry events, networking functions, and client functions to expand market presence and deepen relationships
2. Strategic Positioning, Pipeline Management & Preconstruction Involvement
- Develop and manage a strong pipeline of qualified, relationship-based sales opportunities
- Track activity, pipeline, and forecasts using CRM tools to support accurate planning and reporting
- Position the company early in the project lifecycle to influence scope, budget, delivery strategy, and overall project outcomes
- Collaborate with internal teams to develop conceptual budgets, schedules, proposals, and value-based solutions that align with client goals
3. Client Education, Advisory Sales & Negotiation
- Educate clients on the design-build process, delivery method, and value-based approach
- Serve as a trusted advisor to clients from early concept through contract execution, supporting collaborative problem-solving
- Lead client meetings, presentations, and proposal discussions to clearly communicate solutions and value
- Lead or support negotiations and contract execution with a focus on mutual success and long-term partnership
4. Revenue, Relationship & Retention Performance
- Meet or exceed annual revenue and booking targets while supporting overall company growth objectives
- Ensure performance-based incentives are aligned with both booked revenue and long-term client success
- Maintain high levels of client satisfaction that result in repeat business, referrals, and ongoing project engagement

Required Skills
- Experience: 3+ years of commercial construction sales, design, business development, or client-facing experience (design-build preferred)
- Track Record: Proven ability to win negotiated or relationship-driven work and generate repeat or referral-based business
- Industry Knowledge: Strong understanding of commercial construction processes, preconstruction, and design-build delivery
- Technical Skills: Ability to read and interpret construction drawings and specifications
- Communication & Presence: Excellent relationship-building, communication, presentation, and negotiation skills with a professional presence among owners, executives, and project stakeholders
- Work Style: Self-motivated, organized, responsive, and collaborative approach to sales and teamwork

Production Metrics
- Annual Revenue & Repeat Business: Meet or exceed assigned annual revenue booking goals with a strong percentage of revenue from existing and repeat clients.
- Pipeline Development: Maintain a healthy, active pipeline with a minimum of 3x coverage of annual target, including both new and relationship-based opportunities.
- CRM Activity: Consistent and accurate tracking of all sales activities, opportunities, and relationship touchpoints in CRM.
- Conversion & Referral Rates: Achieve target win rate on qualified opportunities and track referrals and relationship-driven opportunities.
- Client Retention & Satisfaction: Build relationships that lead to repeat business, high client retention, and positive feedback on relationship quality and advisory value.
Key Performance Indicators (KPIs)
- Revenue Achievement: Percentage of annual revenue target achieved from both new and repeat business.
- Pipeline Quality: Number and value of qualified opportunities in active pipeline (new and relationship-based).
- Client Satisfaction: Feedback from clients on sales process, relationship quality, and advisory value.
- Activity Metrics: Meetings conducted, proposals submitted, presentations delivered, and relationship touchpoints tracked.
- Repeat Business & Referral Rate: Percentage of revenue from existing clients and number/value of referral-based opportunities.
